This Sacramento-area property required a comprehensive renovation before it was ready to compete on the market.
The home needed significant repairs and improvements, a carefully managed budget, contractor coordination, design and material selections, staging, professional photography and a complete marketing strategy.
Over approximately three months, I planned and coordinated the transformation from the initial renovation strategy through the final market launch and sale.
The transformation was intentional.
The finished photographs tell only part of the story. Behind them were months of planning, construction, repair work and design decisions.

The polished “after” starts with the work.
Renovation meant coordinating trades, sequencing repairs, selecting materials, solving problems and keeping the project moving — while never losing sight of how the finished home would ultimately be experienced by a buyer.
I didn't step in
after the renovation.
I orchestrated it.
I personally developed the renovation plan, established and managed the project budget, coordinated contractors, selected materials and finishes, and helped identify short-term project funding options to move the work forward.
As construction wrapped up, I coordinated professional staging, contracted the professional photography, prepared the property for market and developed the listing and marketing strategy — including YouTube and digital marketing.
Beautiful is not enough.
The design also has to make sense.
I look at renovation decisions through several lenses at once: visual cohesion, budget, durability, resale value and buyer appeal.
From flooring and countertops to lighting, fixtures, paint, bathroom details and staging direction, the objective is to create a finished home that feels intentional from room to room.

Once construction was complete, the next job was presentation — creating a finished product buyers could immediately connect with and then marketing that transformation intentionally.
Renovating the home was only part of the story.
The renovation included a new electrical panel. Completing that portion of the project required coordination with SMUD for the power shutoff, restoration and the electrical-panel approval process.
The first cancellation didn't end the strategy. Neither did the second.
We repositioned the property, brought it back to market and kept moving toward the closing table.
Buyer demand showed up three separate times.
Even after two disrupted transactions, the home continued to attract buyers each time it returned to the market.
It's not just choosing paint.
It starts with strategy.
What should be replaced?
Where should the seller invest?
Where shouldn't they?
Which improvements can make the greatest difference in how buyers perceive the property?
How do we create a cohesive design without losing control of the budget?
